Your Last Chance to Check Everything Before You Get the Keys
You’ve made it through the offer, inspections, and the paperwork, now you’re almost at the finish line. Before closing day, you’ll have one more important step: the final walkthrough.
So, what is it exactly? And why does it matter?
Here’s what you need to know.
1. What Is a Final Walkthrough?
The final walkthrough is your last opportunity to walk through the home before closing, typically 24 to 72 hours beforehand.
It’s not another inspection. Instead, it’s a chance to:
Confirm that the home is in the same condition as when you made the offer
Ensure any agreed-upon repairs were completed
Check that nothing has been damaged or removed improperly
Make sure the sellers have fully moved out (unless otherwise agreed)
2. What to Bring With You
A copy of your contract and repair requests
A checklist of items to review
Your phone (for photos or video if needed)
Your real estate agent
Your agent will help guide the walkthrough and point out anything that may need to be flagged.
3. What to Look For During the Walkthrough
Here’s what to check before signing off:

Were all agreed-upon repairs completed?
Are receipts or warranties available?
✅ Appliances & Fixtures
Are all appliances that were included in the sale still there?
Are they in working condition?
Are all light fixtures, ceiling fans, and window treatments intact?
✅ Plumbing & Electrical
Run water in sinks, tubs, and toilets
Check for leaks under sinks
Test light switches and outlets

Turn on the HVAC system to ensure it works
✅ Doors & Windows
Open and close all doors and windows
